By law, under the Gas Safety (Installation and Use) Regulations 1988, states it's your responsibility as the landlord to get a Gas Safety Certificate carried out every twelve months. You must get the from a Gas Safe Registered engineer for all pipework, fittings, gas appliances and flues installed at your property.


If you use a estate/letting agency to manage your rental property, you need to make sure your contract clearly states in black and white whose responsibility is it to carry out maintenance, repairs and annual gas safety checks to your gas appliances. You must also keep copies of all the paperwork. You will need to keep a record of the gas safety inspection for a minimum of two years, and give a copy to all of your tenants within 28 days of the inspection. If your tenants chage they will also need a copy of the gas safety certificate before they move into the property. If your contract says the agent is responsible, then the gas safety (installation and use regulations 1988) are passed onto them.


When ever a gas appliance is changed in the property a new gas safety certificate needs to be issued, which states the new gas appliance is safe to use.



What Is A Gas Safety Certificate?


A gas safety certificate, is a certificate stating that all the gas appliances in the property are in a safe and good working order, this needs to be carried out once every twelve months or every time a gas appliance has been replaced.



What Is Carried Out On A Gas Safety Check?




  • All gas appliances and gas pipework will be checked for gas leaks

  • Test points on appliances will be checked for standing and working pressure (where possible)

  • Appliances burner pressure will be checked and appliances will be gas rated

  • All appliances will be checked for the correct ventilation

  • Flue flow will be tested to make sure products of combustion are safely removed

  • Flame failure devices will be checked for satisfactory operation

  • Physical stability on free standing appliances will be checked for correct stability

  • Investigations for any evidence of unsafe operation will be made and reported

  • Any incorrect installation errors will be noted and advised for correction procedures




What If There Is A Problem Found During The Gas Safety Certificate?


If there is a dangerous gas safe issue found upon carrying out the gas safety certificate, we will isolate the gas appliance and make a note of it on the gas safety certificate, if a gas leak is found on the gas line we will then isolate the meter and make safe. We will then add all our findings onto the digital gas safety certificate, and provide a quotation on the rectification works.



Upon completion of your gas safety certificate the document is typed up and issued electronically and sent across via email, this will include:


  • Certification of gas safety check

  • Recommendation summary outlining problems found (if applicable)
