What Is Legionella?

Legionnaires’ disease is caused by Legionella bacteria infecting your lungs. It's usually caught by breathing in small droplets of contaminated water. The infection isn't contagious and can't be spread directly from person to person.

Landlords of residential accommodation have responsibilities for combating legionnaires' disease. Health and safety legislation requires that landlords carry out risk assessments for the Legionella bacteria which cause legionnaires' disease and thereafter maintain control measures to minimise the risk.

 

 

What Is Legionnaires' Disease?

 

Legionnaires' Disease is a pneumonia like illness caused by the legionella bacteria and can be fatal. The infection is caused by breathing in small droplets of water contaminated by the bacteria. The disease cannot be passed from one person to another.

Legionella bacteria are found in the natural environment and may contaminate and grow in water systems, including domestic hot and cold water systems. They survive low temperatures and thrive at temperatures between 20 - 45°C if the conditions are right. They are killed by high temperatures at 60°C or above.

 

 

How Is It Tested?

 

The risk assessment process includes a site survey of the water system, during this time the engineer will identify whether the water is stored or on demand depending on the type of system installed within the property. Particular areas of risk include water tanks, dead legs and shower heads. Particular attention is also given to the hot and cold water temperatures to insure the required temperatures are achieved.

This includes an onsite assessment of the property, check of the hot and cold water system in place, temperature control and a digital written report of the assessment.

 

 

What If There Is A Problem Found During The Assessment?

 

If there is a issue found upon carrying out the legionella risk assessment, we will incorporate it onto the digital report and log our findings, we will then advise of a cost to correct any faults.

 

 

Brief Description Of What Happens On A Legionella Risk Assessment

 

A legionella risk assessor will attend site and carry out a survey this will include the following...

 

  • Trace all pipework configurations and water sources
  • Identification and inspection of all site assets
  • Water Temperatures taken across the whole site
  • System materials checked to ensure compliance with WRAS (The latest water fitting regs)
  • Control scheme recommendation against identified risks
  • Photography of all identified risks
  • Detailed description of all risks and recommendations and how to overcome them
