By law, under the Gas Safety (Installation and Use) Regulations 1988, states it's your responsibility as the landlord to get a Gas Safety Certificate carried out every twelve months. You must get the from a Gas Safe Registered engineer for all pipework, fittings, gas appliances and flues installed at your property.
If you use a estate/letting agency to manage your rental property, you need to make sure your contract clearly states in black and white whose responsibility is it to carry out maintenance, repairs and annual gas safety checks to your gas appliances. You must also keep copies of all the paperwork. You will need to keep a record of the gas safety inspection for a minimum of two years, and give a copy to all of your tenants within 28 days of the inspection. All gas appliances and gas pipework will be checked for gas leaks
Test points on appliances will be checked for standing and working pressure (where possible)

What If There Is A Problem Found During The Gas Safety Certificate?
If there is a dangerous gas safe issue found upon carrying out the gas safety certificate, we will isolate the gas appliance and make a note of it on the gas safety certificate, if a gas leak is found on the gas line we will then isolate the meter and make safe. We will then add all our findings onto the digital gas safety certificate, and provide a quotation on the rectification works.
